Monthly Payment = PV × [r(1 + r)^n] / [(1 + r)^n – 1]

Where:
• PV = Present Value (Asset Value – Residual Present Value)
• r = Monthly Interest Rate (Annual Rate ÷ 12)
• n = Number of Payments (Lease Term in Months)
• Residual Present Value = Residual Value ÷ (1 + r)^n

For Operating Leases:
• Asset typically returned at end of term
• Payments may be tax deductible as operating expenses
• No ownership transfer unless purchase option exercised

Example Calculation

Example: $50,000 Equipment, 36 Months, 6% Rate, 20% Residual

Asset Value: $50,000
Residual Value: $10,000 (20% of $50,000)
Monthly Rate: 0.5% (6% ÷ 12)
Number of Payments: 36

Calculation:
Residual PV = $10,000 ÷ (1.005)^36 = $8,354.50
PV = $50,000 – $8,354.50 = $41,645.50
Monthly Payment = $41,645.50 × [0.005(1.005)^36] ÷ [(1.005)^36 – 1]
